Raghava's projects are unusually distinguishable from one another, which is the point of the "rare by design" claim.
IRIS at Narsingi
A 45-storey landmark built around Hyderabad's first Sky Island — an elevated amenity level carved into the tower rather than stacked at its base. IRIS offers expansive 4 and 6 BHK sky residences served by private elevators, placing it at the top of Hyderabad's luxury market. IRIS matters most as the delivery anchor: it is completed and occupied. For a developer whose pitch rests on structural ambition, having a finished, inhabited landmark converts that ambition from a rendering into demonstrated capability, and it is the single most useful reference point for a buyer assessing whether Raghava can build what it draws.
CINQ in the Financial District
A 61-storey ultra-luxury 4 BHK tower. CINQ sits at the extreme end of the portfolio in both height and unit size. It is important to be clear that CINQ is not LINQ. These are different projects — different locality, different height profile, different configuration. Search engines routinely suggest one to users typing the other. If you are evaluating a 3 BHK at Kokapet, LINQ is the project you want; CINQ is a four-bedroom tower in the Financial District.
NOVA at Nanakramguda
A 3 BHK twin-tower community at B+G+61 across roughly 7.02 acres, with approximately 1,440 apartments and sizes from 2,038 to 2,606 sq.ft. Its signature is Sky 62 — sky-level amenities at the top of the towers — along with a standalone clubhouse and bridge-linked facilities. NOVA is LINQ's closest sibling in the portfolio: same configuration philosophy, same developer, roughly six kilometres apart. The two are positioned differently on purpose. NOVA sells the Financial District address and larger formats; LINQ sells the Kokapet entry price, the four-tower sky-bridge architecture and the lake-adjacent view planes.
WAVE, SAGE and LINQ
WAVE is built around a signature sky bridge with panoramic decks, and it established the sky-bridge idea in Raghava's vocabulary — which LINQ then scales, from a single bridge to two bridged tower pairs across four towers. SAGE at Kollur is a villa community with private pools, extending the portfolio out of high-rise into low-density luxury and demonstrating range across formats. LINQ at Kokapet is the current project: four towers at 5B + G + 58 across approximately 9.4 acres, arranged as two sky-bridge-linked pairs with a standalone clubhouse, offering 3 BHK homes from 1,798 to 2,388 sq.ft under Telangana RERA registration P02400011056.
Geographic strategy
Raghava's land bank sits almost entirely in one corridor, and that concentration is deliberate. West Hyderabad — the arc running from Madhapur and HITEC City through Gachibowli and Nanakramguda to the Financial District, and outward past the ring road to Kokapet, Narsingi, Tellapur and Kollur — holds the overwhelming majority of the city's high-value employment. It is also where land supply is most constrained, bounded by the Osman Sagar catchment on one side and by the built-out inner city on the other.
A developer operating only in this corridor accepts concentration risk in exchange for depth: repeated dealings with the same approving authorities, contractors familiar with the ground conditions, a sales network calibrated to one buyer profile, and brand recognition that compounds within a defined geography rather than diffusing across a city. For a buyer, the practical read is that Raghava is unlikely to be learning the market on the development you are considering. The corresponding caution is that the portfolio's fortunes are tied to a single sub-market's cycle.
